Why the 48-hour turnaround?

Because the market waits for no one. Data suggests listing engagement peaks within 48 hours of hitting the MLS. Furthermore, Redfin data claims pro photos boost the final sale price by $3,000+. Waiting a week for photos is mathematically irresponsible. I shoot, I edit, you maximize your ROI.

What if it's cloudy?

I bring the sun with me. Digitally, at least. Every Premium package includes Blue Sky Replacement because a grey sky reduces click-through rates by approximately 100% (citation needed, but we both know it's true).

Do clean windows matter?

Critically. I use a "Flambient" technique (Flash + Ambient blending) that pulls the view from outside into the room. If the windows are dirty, the view is dirty. I can clean pixels, but I don't do windows.

Copyright & Usage?

For Real Estate, you get a temporary license to use the images until the property is sold. For Portraits, you get a perpetual license for personal promotion. I retain the copyright because I am the architect of the image.

Service Area?

Based in Libertyville, serving the greater Chicago metro area and Lake County. Travel fees apply if I have to cross a state line or sit in I-90 traffic for more than an hour.

Are your landscapes available as prints?

Yes. Every image in the gallery is available as an archival-grade fine art print. I work with a professional lab to ensure exact color reproduction and use acid-free papers that are rated to last over 100 years without fading.
